How much will my HIP cost?
We provide a fully compliant HIP for £249.00 plus VAT. This price is for a registered, freehold home with a max of 4 bedrooms. If yours is unregistered and/or leasehold, we need to discuss it first.

When do I pay?
Payment is required when we are given the instruction to produce the HIP. It could be made when we come to survey your home to create the EPC but the HIP will not be released until payment is received.

Can I pay later?
Our HIP is very competitively priced and assumes a pay now basis. We can arrange a credit / pay later facility but this will add about £40.00 to the cost.

My house is unregistered. Can you still provide a HIP?
Yes we can.  Where your house is unregistered, we will need to incorporate a copy of the deeds into the HIP to demonstrate 'route of title'.

What will this cost?
If you can provide us with a copy of your 'deeds' (scanned electronic image or good quality photocopy), there will not be any extra charge.  So to answer your question - Nothing!

My home is leasehold, is this problem?
Not really. The government announced transitional conditions in November 2007 because obtaining leasehold terms and conditions has proved problematic and sometimes costly.  we will need to include a copy of your lease agreement into the HIP.  If you can provide us with a copy, there will be not be an extra charge.

I have a large house to sell, will it cost more?
Our price is for a typical home up to 4 bedrooms. If the home is larger we may need to ask for slightly more because it will take longer to survey and measure to produce the EPC.
However, it will only be perhaps an extra £10 or so, unless you have an exceptionally large home in the 6 bedroom/ £500,000 or larger bracket, in which case we could give a dedicated quote.

How long will it take to get the pack?
Some of the information required for the HIP comes from Local Authority/ Water board sources and can take as much as 10 days to receive. This time frame varies from Authority to Authority and can be influenced by time of year/ public holidays etc. Generally we can compile the HIP in 10 – 14 working days.

How will you get the HIP to me?
The preferred method to supply the HIP is via electronic means. The pack can be ‘e’ mailed to you and we will also provide you with a copy on CD.

Can I have a paper copy?
Yes, it’s included in the price.

This is lower cost than other HIPs. How?
We don’t have large offices, leather Chesterfields in the reception, or any sales reps with company cars. Our overheads are trimmed to the bone meaning we can be very competitive.
Additionally, we are also Licensed Home Inspectors and accredited energy surveyors, we produce the EPC ourselves and don’t have to pay commission to others.

You need to come to our home for a survey. Why?
A required component of the HIP is an energy performance certificate. In order to produce the EPC, we need to accurately measure your home, be able to calculate floor area, identify outside/heat loss walls, record the type of boiler you have, how your heating is controlled, whether you have double glazing, how much insulation you have in the loft, etc. Clearly, this can only be done by visiting your home but should be completed in less than an hour.
