Home (About Us) For Individuals Whats In A HIP? Benefits of An HIP For Estate Agents FAQ

Our HIP Solution for Private Individuals

If you are considering selling your home, we will be delighted to prepare your Home Information Pack.

The HIP will be yours and you can take this to the estate agent of your choice.

If you decide to go ahead, there is some information about you and your home that we will require in order to process the pack quickly and efficiently.

Obviously, we will need to know the name/s of the owners, the full postal address and postcode, the tenure (freehold or leasehold) and confirmation that the home is registered with the Land Registry.

Once we have this basic information, we can commence the pack by initiating searches of the Local Authority / Water Board and obtaining Land Registry title documents.

Whilst this is taking place, we will arrange a convenient time with you, for us to undertake the energy performance certificate for your home.

This is explained in better detail under ‘your questions answered’.

We recognise that selling your home is stressful and can cost lost days from work to accommodate viewings, surveyors, etc. Accordingly, we can carry out appointments at evenings (daylight required) and weekends to minimise the inconvenience and expense.

The HIP is about providing as much information about your home as possible to potential buyers. Consider if you were buying a second hand car, you would love to know its service history, any recent repairs, any guarantees for perhaps a new exhaust and so on.

It’s the same with your home, a potential buyer would derive much peace of mind if they knew the boiler was only 3 months old and still had a balance of warranty. It had been recently serviced, or there was a guarantee for the cavity insulation, the double glazing or a recent repair. If you have current and valid guarantees, recent test certificates for the gas and electrics – we can copy them and incorporate them into the pack!

Once the pack is ready, we will get it to you via ‘e’ mail or on a storage device.

If you want a hard copy, we will provide 1 paper copy.
